You have probably heard a lot about foreclosures recently.
You have probably tried to find them on-line. It’s not easy, because most on-line sites are out of date. It’s also because St. Charles County doesn’t have as many foreclosure homes than there are in many other areas.
Here are a few other hints on understanding foreclosures.
Not all foreclosure homes are good buys.
Pre-foreclosure homes can sometimes be a better buy.
It takes some work to find pre-foreclosure homes.
It may take a long time to get permission from a lender to do a “short sale” on a pre-foreclosure home.
It could take several months (or more) between the time a home is foreclosed on and when it is actually available for sale. Some times the home has some major title problems that need to be taken care of.
Mortgage lenders will rarely negotiate with someone who calls them about a home they have foreclose on.
When a foreclosure homes are ready to sell, they are usually placed in the area MLS.
